* When advertising your “for sale by owner” home, there are three essential elements for a successful auction advertisement. The first is an attention-grabbing headline. When writing your headline, use the features of your home in the headline, such as “Solid as a Rock!” or ” Assumable Loan!” You want your headline to be explosive enough to catch the potential home shopper’s attention. You want them to read your ad about your home. By gaining their interest they will be interested enough to see your home above all the others.

Make sure you emphasise the Unique Selling Point (USP) of your home such as ‘fantastic rural views’ or ‘ close to the best schools and stores’. Remember you are creating a picture not just of a home but of a way of life.You want potential buyers to buy into not just a home but a life. Describe your home in as much detail as possible: cabinets,rooms, colors. Anything that helps your potential purchaser visualise your home.If they can see it they may buy it. And yes more on photographs later.

* An attention holding closing to your ad will get your reader to click on your ad or call . Appeal to their desire to own their own home or holiday home by finishing with something like:” Buy it now, before its too late” or :”Folks are desperate for this home- be the first!” Now you have your ad written place the ad in your local newspaper and if selling by auction your chosen auction site.

* Another effective method of advertising is an “Open House”. You have your house already to show, the repairs have been made and the clutter cleared, so advertise your “open house”. Make up flyers so everyone who attends your open house will get a flyer before they leave. The flyers will list your price and describe the property. Place your flyers on cars, drop them through local letter boxes, leave them ,if you can, at your local shopping mall. Make sure they have all your contact details; phone, email, website address when appropriate.




* When scheduling your “Open House”, you will want to schedule it for a Saturday or Sunday afternoon between 2 - 5 pm. You will also want to check your calendar to ensure your “Open House” is not competing with any kind of major sports playoffs or any religious holidays or local events. Even though you’re selling by auction do not neglect this route-it establishes trust and shows that you have nothing to hide.

* Create a guest book so you can get the names and addresses of all the potential buyers who attend. Take notes, and write down every positive comment made by those who attend. Keep in touch with people who show an interest. This could be important later on if you reduce your asking price or change the terms of the sale . During the “Open House” talk about local schools and other local amenities.

* Make sure to have plenty of blank sales contracts in case someone is interested enough to buy your home. You can get these sales contracts at any office supply store, or you can even download a sales contract to your computer.

To attract more visitors and if you don’t mind the attention put an “Open House” sign in your front yard and attach balloons ! If your street is quiet try using some signs on prominent corners with arrows pointing to your home.

If you’re trying to sell your home through auction make sure you use as many photos as possible, give buyers as much information as possible but make them relevant. I’ve seen too many auctions where sellers have taken pictures of anything but their home.. Potential buyers are not interested in your dog or your child or twenty photos of your child’s favorite toy! List photos which show how great your views are, how much space you’ve got, what a fantastic neighbourhood you’re lucky enough to live in.
